Washington splits into two very different property markets at the Cascade crest. West of the mountains, around Puget Sound, the constraint is usually condition rather than demand: older wood-framed housing in a wet maritime climate accumulates rot in sills, decks and roof edges, and a buyer using a mortgage can be turned away by a lender over exactly that. East of the crest, in the Columbia Basin and the Palouse, the issue is more often distance and acreage, where a parcel is sound but the pool of financed buyers for it is small.
Donating removes the financing question from both situations. There is no appraisal contingency to fail and no repair list to negotiate, so a house with a compromised roof, a cabin on an unmaintained access road, or inherited farmland nobody in the family wants to manage can be handed over as it stands. That also ends the running costs – property tax, insurance on a vacant structure, and the upkeep a Washington winter demands whether or not anyone is living there.
