Most people who contact us are not looking for the highest possible price.
They are looking for a way out of a property that has become a burden – an
inherited house in another state, land that produces nothing but a tax bill, a
rental that is no longer worth managing, or a building that needs more repair
than it would return on the open market.
Why People Donate Instead of Selling
A conventional sale has to clear a buyer’s lender. That means an appraisal,
an inspection, an insurance quote and a repair negotiation, and any one of them
can end the deal after weeks of work. A donation has none of those steps. The
property is accepted in the condition it is in, which is why donation is often
the practical answer for property that is difficult to sell at all.
There can also be a financial case. Donating appreciated property to a
qualified nonprofit may support a charitable deduction and may avoid the
capital gains exposure that a sale would create. Whether that applies to you,
and what it is worth, depends on the property, the appraisal and your own
circumstances – so treat it as a question for your tax professional rather
than something we can answer for you in advance.
What We Accept
Residential houses and condos, vacant and raw land, farmland, commercial and
industrial buildings, rental property with or without tenants in place, and
land contracts. Condition is not a barrier the way it is for a financed buyer:
deferred maintenance, an old roof, an outdated septic system, code issues or a
long-vacant structure do not by themselves rule a property out.
Some situations do need working through rather than ruling out – an
outstanding mortgage, unpaid taxes, a title shared between several heirs, or
environmental questions on commercial ground. Tell us about them early. They
are common and they are usually solvable, but they are much easier to address
at the start than at the closing table.
What We Do Not Do
We are not real estate agents and we are not listing your property. There is
no commission, we do not ask you to make repairs, and asking about a donation
costs nothing and commits you to nothing.
We also do not give tax or legal advice, and we will not tell you what your
deduction will be. The value of a donated property is established by a
qualified appraisal, and how that flows through your return is between you and
your own adviser. Anyone who quotes you a figure before an appraisal is
guessing.
